Suffolk County Executive Steve Levy Proposes 16 Workforce Residences in Farmhouse Setting
Sandy Hollow Cove will Reflect Tuckahoe’s Rural Character
Suffolk County Executive Steve Levy has proposed the county acquisition of a 2.6-acre parcel of land in the Town of Southampton which would host 16 farmhouse-style workforce residences.
The proposed Sandy Hollow Cove in Tuckahoe would be constructed to reflect Tuckahoe’s rural character – with four farmhouse buildings, each hosting four two-bedroom residences, on the east side of Sandy Hollow Road. The residences – all of which would be affordable for those at or below 120% of the Area Median Income (AMI) – would be constructed by Glesir Development and the sale of the homes will be managed by the not-for-profit Community Development Corporation of Long Island, which has developed over 800 units of workforce and affordable housing.
A resolution the county executive has sponsored to begin the process of purchasing the triangular 2.6-acre lot and to provide infrastructure support for the development is scheduled to be voted on by the County Legislature this evening.
“Sandy Hollow Cove will be the first private development east of the Shinnecock Canal one hundred-percent devoted to affordability,” said Levy. “The unique design of the community will give the appearance of four traditional farmhouses and will complement the charm and character of the Tuckahoe hamlet.”
The Town of Southampton has already authorized a zone change for a Residential Planned Development District and has committed to providing an expedited review. Under the development proposal, the units will be priced between $163,000 and $258,000 (after subsidies) and will be allocated as follows:
8 for those residents below 80% of AMI ($73,300 for a family of three)
4 for those up to 100% of AMI ($91,600 for family of three)
4 for those up to 120% of AMI ($110,000 for a family of three)
A local preference will also be provided for Tuckahoe residents and for first responders.
Last month, Levy moved forward on three other developments to provide much-needed affordable workforce housing in the downtown communities of Patchogue (with 45 units for local artists in the Artspace community, and 240 affordable units in New Village) and Riverhead (52 rental units in Summer Wind Square on Peconic Avenue). He has also proposed over 800 affordable homes in Yaphank as part of a planned destination center on 250 acres of county land.
